EXECUTIVE SUMMARY

The Kennesaw Prosperity Fund represents a unique opportunity to participate in a portfolio of properties located near burgeoning downtown Kennesaw, Ga. The downtown is experiencing growth fueled by the city’s $11.8 million dollar investment in walkable infrastructure culminated by the construction of a brand new 3,000 seat outdoor amphitheater. Downtown Kennesaw is located approximately 2 miles from Kennesaw State University (over 45,000 students; over $2.03 billion dollar impact). The portfolio includes current income producing properties leased in Fullers Chase office park and The Nest Building. The portfolio also owns two commercial blocks of land in the prime downtown location that will become Common Grounds Plaza and The Every Day Plaza (renderings featured on the first page) both of which will be new construction. In addition, the portfolio includes the Colliers building that will be a rehab opportunity located on the same block as Common Grounds Plaza. The Managers of the Fund are hiring BDM Commercial Real Estate (Beau Moultrie, Principal/Owner) to manage the Fund and the Properties in the Fund (the “Asset and Property Manager”).

The Fund is sponsored by Managers who are: BDM Commercial Real Estate, (Beau Moultrie, Principal/Owner); Kennesaw Prosperity Project LLC, a Georgia limited liability company (Dale Hughes, managing member), and High Walk Investments, LLC, a Georgia limited liability company (Peter Coffman, managing member). Beau Moultrie is a real estate veteran; Dale Hughes is a commercial real estate attorney, and Peter Coffman is a commercial attorney. Together the managing team has combined real estate experience over 70 years with transactions and assets under management valued over $3 billion dollars. This teams’ experience includes tenures at Dow Lohnes national law firm, Cox Enterprises (including their associated family office), Crossman & Company, and Retail Planning Corporation.

Fuller’s Chase

Is a unique historic office park comprised of former historic homes relocated from various locations. The office park is less than 1/4 mile from the new amphitheater. The buildings may house retail tenants as well.

The Nest Building

Is located along Cherokee Street, a major artery that feeds into downtown from Kennesaw State University that has a letter of intent to lease from a  Mexican restaurant. The Nest is located less than 1/4 mile from the newly constructed  11.8 million dollar Kennesaw amphitheater.

The Every Day Plaza  will be a newly constructed entertainment destination featuring Thrive Coworking, Kennesaw Food Hall, and other retail establishments.  The plaza which will be located directly across from the brand new 11.8 million dollar amphitheater will become a staple to the downtown Kennesaw district.

Every Day Plaza

Common Grounds Plaza, anchored by Reformation Brewery  is located on the only major artery in downtown Kennesaw, Ga. The Collier’s Building is on the same block as Common Grounds Plaza and will feature an upscale steakhouse and commerce club. Sitting directly across from the new 11.8 million dollar  amphitheater, the  development of Common Ground Plaza and Every Day Plaza is the only remaining highly desirable commercial blocks left to develop in downtown Kennesaw.
